The title company performs several tasks that are crucial to the settlement of the transaction. First they reconcile all funds earmarked under the transaction, including the pro ration of utilities and taxes, and collection and disbursement funds for all parties involved. The title company prepares a closing documents package that will include the settlement statement, loan documents, title insurance, warranty policies, verifications, deeds, and other documentation as required by law. They also provide comprehensive policies of title insurance for the buyer and lender, insuring the transfer of title and lien position. They complete the transaction with the "recording" of the new deed with the county recorder's office.
